Hey dad, are we there yet? No, I’m not referring to the camping trip. I’m talking about the ‘bottom’ of the real estate market.
Sometimes I think what I see and read from the so-called ‘experts’ is all smoke and mirrors. Personally, I feel that we’re pretty much there, but for sure we’re a lot closer to the bottom than we are from the top.
Once again, Stockton, CA has made it on the national news, but at least the news is not as bad for Stockton as it is for some other cities.

Short Sales in Lodi and Woodbridge California are trending up in the For Sale department. In January only 8 closed escrow. Also the fourth week in a row that the Shadow Inventory has gone above 200 homes NOT for sale that banks own. Click here for the Lodi-Woodbridge stats for the last 7 months.
In Galt California the real people owned houses has increased in For Sale numbers while the price per square foot and days on the market are falling. All good signs if you are a buyer. There is still a $72 per square foot between For Sale price and Sold price. On a 2,000 square foot home that is $144,000 difference between asking and getting prices. Check the trends in Galt here.
